If you have a basement, waterproofing that area should be made a priority. Most homeowners may not think of waterproofing this area because typically it's not used or the thought of water damage wouldn't happen to them. There are a number of products and processes that can be used to treat and protect this very important area of your home.

What is involved with basement waterproofing, why is it needed and when should it be done? Waterproofing is done to prevent any entrance of water or moisture. The foundation of your home is extremely porous and will easily accept any moisture that may touch it. Why would you want to even consider a basement waterproofing project? Well, how much is your home worth to you? The project should be done as soon as you can.

Any structure that has a foundation at or below ground level should be waterproofed. If you live where there is a high water table or high moisture levels, you should waterproof your basement. For those in high water table areas, hydrostatic pressure builds up in the soil and when the soil can no longer hold it, the water is pushed elsewhere. That "elsewhere" would by your foundation.

Any holes or cracks in the foundation will allow the water to enter into those areas which lead into your home. Your home that you thought was safe. This unwanted moisture can lead to other things that you don't want in your home; things such as mildew and mold and eventually decay. When this water is allowed to stay in the foundation and then into your home, over time the foundation is weakened due to the deterioration that has been occurring.

The first step is to check the walls for any damage and repair them. There are products on the market today that are very good at repelling water. The local home improvement store will have products such as Drylok and Xypex. Keep in mind that Drylok isn't a sealer but a proofer. Xypex will seal; please read the labels and ask an in-store specialist if possible.

In regards to water issues that need to be addressed immediately, there are several systems that you can choose from. There is a barrier system which blocks water, a drainage system that drains water away and outside and a diversion system is for outside purposes only that you can choose from. Each one should be considered based on your home's current and future needs.
